Limited Air Quality Testing
Limited air quality testing is conducted to rule out potential sources of mold contamination when no suspected mold colony has been identified. This limited air assessment requires the collection of air samples from at least two locations: one indoors and one at least ten feet outside the exterior of the home. This type of air quality testing is typically performed to rule out the existence of elevated microbial spores when family members have allergies, asthma or suppressed immune systems but visible signs of microbial growth does not exist. Additional samples may be required where conditions are deemed to be conducive to moisture and/or mold colonization.
Air Quality and Mold Testing with Written Remediation Protocol
This type of test includes a full visual inspection of the interior and exterior of the property and includes the roof covering material, attic cavity, basement or crawlspace, each room of the structure and all plumbing components. Additionally, the inspection includes up to total of three (3) air, swab or tape lift samples. This type of inspection is typically performed when visible indications of microbial growth are present. The final report will include a written report, including the results of any samples collected and written remediation scope of work (protocol), instructing the mold remediation company of your choosing how they should address the removal of microbial growth within the structure. The final report can then be utilized to obtain competitive bids for the repairs from your list of qualified remediation contractors. Additional samples may be required where conditions warrant additional sampling.
Certified Laboratory Testing
McKinney Home Inspection utilizes EM P&K certified laboratories, to provide independent and unbiased certified laboratory testing of samples, which we collect. EM P&K is a leading provider of environmental testing services and offers testing services for mold, radon, lead, asbestos and drinking water. They are staffed with Certified Indoor Air Quality Professionals, Radon Scientists and Technologists, Ph.D. Mycologists, Board Certified Physicians, and registered clinical laboratory technicians. All lab fees are paid by McKinney Home Inspection.
